In order to help finance their properties all purchasers at Cyprus Preserve, are offered a
guaranteed rental income over the Winter period as follows:

For the period of December 20th, through to April 19th, inclusive, Universal Vacations, Inc. will pay the homeowner the amount of $10,000 for the four month rental period. Payment to be made into the homeowners account at a rate of $2,500 at the end of each calendar month.

In addition to the guaranteed rental period Universal Vacations, we will list all homes on the Universal, Villa Co. management website at www.TheVillaCo.com for vacation rental on a year round basis. This will be in addition to our own associated and other “paid for websites” plus established tour operators. The weekly rental rate will be negotiated between the homeowner and Universal Vacations, Inc. on an annual basis.

Conditions:

The above offer does not affect the homeowners right to offer his home for rental outside of the December 20th, to April 19th, guaranteed rental period, subject to the property showing vacant on the management website.

Personal and family usage of the property during the guaranteed rental period can also be negotiated with Universal Vacations Inc.

The homeowner agrees to the property being listed on www.TheVillaCo.com management website which will act as the ultimate reservations system for the property. Outside of the guaranteed rental period, all rental availability will be dictated by that shown on the website.

The homeowner agrees to use the Universal Vacations, reservation system to log all private rentals and pay a nominal reservation fee of $25.00 per reservation. There will be no charge for personal and immediate family use.

The rental rates for the guaranteed rental period will be subject to review two full years from the date of the property being completed and available for rental. Should the homeowner sell the property within the current agreed rental period then this agreement will be transferable to the new owner subject to their wishing to do so.
